ENTRANCE GATE POLICY

In order to better protect the privacy and security of our residents and to work to eliminate unauthorized entry, the Overlook at River Place Property Owners' Association has implemented the following policies regarding gate access and gate access codes.

 Property Owner/Resident Access
 Owners are given one remote electronic transmitter per vehicle and one unrestricted code per household. If your remote transmitter fails or is lost, it can be replaced by CMA and the fee is $10.00 per transmitter.

Under no circumstances are the unrestricted resident codes to be posted at the entrance gates and/or placed in any publication or on the internet. All publicly posted codes will be removed and the number will be immediately deleted from the gate system.

Guests/Delivery Company Drivers (e.g Federal Express, UPS) Repair Service and other personnel (e.g irrigation company, tree trimmers)

Company delivery drivers should not be given resident gate code. In order to accommodate such access, CMA will provide a generic code to the delivery company that limits access Monday through Saturday from 7 a.m. to 6 p.m.

Guests and repair service and other personnel should be encouraged to access through the use of the call box system. They scroll down the resident list to the desired name and push the call button. The resident pushes the number "9" on the phone to open the gate.

Private Functions for Residents
The gates may be open for private functions of residents. Please contact CMA no less than 48 hours prior to the event. Christina Gonzalez: frontdesk@cmaaustin.com

 Access for construction, landscape/lawn service and workers

 Access is permitted Monday through Friday from 7 a.m. to 6 p.m. and on Saturday from 9 a.m. to 5 p.m. These workers will be given limited access codes which are changed quarterly. Please have your construction contractor or landscape service company contact CMA at least one week before access is needed.

Real Estate Agents
Homeowners should inform real estate agents to contact CMA for an assigned code that will work from 7:00 a.m. to 6:00 p.m. Monday through Saturday and noon to 6:00 p.m. on Sunday.

Agents may not advertise the code in any publication, may not post the cost at the entrance gate and should not give the code to prospective buyers. After hour access may be given on an as needed basis with board approval.

Open Houses
Homeowners should inform real estate agents to contact CMA no less than 48 hours prior to the time and date of the open house. CMA hours are Monday-Friday 8:00 a.m. to 5:00 p.m.

The gate will be opened by CMA and will stay open on the agreed date and time, not to exceed 8 hours.All gate, code requests and questions should all be directed to CMA at 512-339-6962, or by email at frontdesk@cmaaustin.com.
